Retail let sees return of brand name to Stockton High Street

19 September 2018

Teesside independent commercial property consultancy Dodds Brown has let a 5,000 sq ft Stockton retail unit for the return of a well-known brand name to the high street, and been appointed to market a further 6,910 sq ft of flexible space on the upper two floors of the same building.

Panico's, a name synonymous with quality branded haberdashery products, has taken a new lease on the ground floor of Bishopton House, 16 Bishopton Lane, Stockton on Tees, TS18 2AA.

Trading for the past seven years as Cottoncloth Fabric in the town’s Castlegate Shopping Centre, Panico’s will house the largest selection of fabrics and haberdashery on Teesside and be a one-stop shop for sewing and knitting needles.  The new shop will also include a suite of classrooms for crafting workshops and an in-house coffee shop.

The original Panico’s business had shops in Middlesbrough, Darlington and Stockton, as well as market stalls across Teesside and North Yorkshire, and was started by Joan Panico, mother of Elizabeth Panico, one of the current business owners, along with her husband Carl Mellor.  The last Panico’s shop closed 10 years ago, so Elizabeth and Carl are delighted to revive the name.

Mr Mellor says: “We know that there is a massive demand for sewing, knitting and crafting workshops, but we just couldn’t offer them at our old location. This new site at Bishopton House is perfect.”

“Situated at Maxwell’s Corner, close to the Globe Theatre redevelopment and to Wellington Square Shopping Centre, Bishopton House is a prominent good sized, well located building in an improving leisure pitch.  The ground floor will be idea for Panico’s business and training workshops, while the upper floors could be used for a variety of purposes including office accommodation,” says letting agent Richard Wilson, Senior Associate Partner at Middlesbrough-based Dodds Brown.

“At only £5.50 per square foot, and with a very low rateable value, the first and second floors at Bishopton House offer some of best value business space presently available in Stockton.  The low rateable value means that if an occupier took the whole space rates payable would only be £6,757 pa, while occupiers taking a suite would fall below the threshold for paying rates.

“There is also very cost effective car parking available in the nearby Wellington Shopping Centre via season tickets.”
